Subject/verb agreement

The Report is suggesing the use of a plural verb, however, the subject of this sentence is singlar? Please advise.

See example:

My friend, Enid Futterman of New York has requested validation of her mortgage by requiring J.P. Morgan Chase to produce the original note and mortgage.

You are correct. The subject of your sentence -- friend -- is singular. However, the software may be confused because you omitted a comma. The missing comma makes it appear that you have a compound subject (thus plural) of "friend" and "Enid Futterman."

 

The phrase -- "Enid Futterman of New York" -- is an appositive that must be enclosed by commas.

 

My friend, Enid Futterman of New York, has requested validation of her mortgage by requiring J.P. Morgan Chase to produce the original note and mortgage.
